Yes, we have a long history and a proven track record in office construction management, having undertaken 1,650 projects since 1989. During this time we have never delivered a project late or over budget, and have never had a health and safety incident, nor a dispute with a client.

We place our own site managers onsite to oversee work, and our contractors have all worked with us in excess of 15 years.

All our work is to the highest standard and we have a set of procedures for managing quality, which are detailed in our Quality Manual. This manual covers all internal systems and processes, and the standards used for the appointment and monitoring of contractors.

On an ongoing basis, we audit our supply chain, with new suppliers going through a rigorous process to evaluate them in terms of cost and approach, plus we review the work they have done for other people. We then hand select the best suppliers and continually monitor them, and seek feedback from clients.

Our Quality Manual includes environmental standards and policies, standard contracts, templates for licensing, documentation pertaining to health and safety legislation, standards for estimating, and procurement controls. In addition, we also detail Cityspace’s values in relation to clients, staff, suppliers, and the community.
In the past 30 years we have never had a health and safety incident on one of our sites. We have a very detailed health and safety policy, which is available on request.
Yes, whether you are moving or undertaking an office refurbishment, we can take care of the whole process.

We can manage all planning permissions and building regulations as a matter of course, including for listed buildings, and provide a full scope of work and working drawings. We manage the process of licences to alter with your landlord, and also deal with your landlord's lawyers to gain all the necessary approvals.

We use third party building regulation inspectors for independent review and verification, with all speculative designs submitted to these inspectors prior to submission to the client.
Absolutely, Cityspace has extensive experience in complex building infrastructure, such as complex modern buildings with BREEAM ratings and buildings with complex technology solutions.

We are also experts in technically complex design and build projects, such as trading floors and listed buildings.
At Cityspace, 50% of the office refurbishment work we do is in occupied spaces. We therefore have extensive knowledge and experience in minimising noise, staff disruption, and dust, dirt and debri while work is undertaken.

To manage these occupied projects successfully, we identify swing spaces for temporary moves, plan carefully to minimise the staff moves required, and work out the most cost effective balance between works undertaken out of hours versus normal working hours.

We can also advise on the best way to engage with staff to ensure the process works well, in addition to making sure your office remains safe, tidy and fully operational throughout any works.
Yes, we have long experience in relocating or combining teams, and opening new offices or closing them down, across multiple locations.

We start with a master plan, bespoke to each client, which details all locations, the number of staff and the relocations plans, and work this through systematically to ensure that your complex programme is delivered on time and on budget.

Our success at meeting deadlines is down to our thorough planning of procurement, supply chain and construction works, and the knowledge and experience of the Cityspace team and our longstanding contractors.
Over the years we have developed our own contracts which are specific to office design and build, but we are also happy to work with any form of JCT contract, subject to lawyers' amendments.
We follow a stringent Environment Policy, with all products on site from sustainable resources, and the design team continually reviews products so they are environmentally friendly, sustainable and recyclable.

We segregate all rubbish on site for recycling, and produce statistics on waste certification and recycling levels. In 2018, 96% of our waste has been diverted from landfill, with one job this year achieving 98% recycling rates.
At Cityspace, we provide comprehensive and transparent cost proposals and monitoring.

At the outset, we provide a breakdown of trades, wherever possible into unitised rates, allowing clients to know up front what any element of work costs. This also means that if any elements change, you have full transparency and understanding of how costs are recalculated.

We can also provide clients with a range of costs for consideration, such as the minimum price to undertake works in order to meet the brief, and costs for additional design options you may wish to discuss with your board level, management team or steering group.

Once your office refurbishment commences, we will keep you fully abreast of costs throughout the project, with a running total of costs on a weekly basis.
Yes, we can. Our experience means we have confidence in our calculations, meaning we can offer you a guaranteed maximum price. Very few interior design and office fit out providers offer this, but we know that some clients want to avoid any surprises and have the comfort of knowing a maximum cost prior to engagement.

In addition, we are also able to price buildings before a lease is signed, so clients can know what they are taking on and have clarity on how much it is going to cost.
